某实业公司与某地产公司签订房屋租赁合同，租赁某地产公司一处房屋为营业场所，租期3年。后某实业公司因营运范围发生调整，公司发展战略发生重大变化，需变更营业场所，故其法定代表人找到某地产公司协商房屋租赁合同解约事宜。双方围绕房屋租赁合同解约相关事项产生争议，多次协商未果。
